Flood Risk Checker is a free information website, not a substitute for advice, an emergency service, or the official flood maps it republishes. By using this site, you accept these terms, which explain what it provides and how its data may be reused.

What Does This Site Provide?

Flood Risk Checker provides publicly available UK flood risk information — Environment Agency, Natural Resources Wales, SEPA and DfI Rivers data, and openly licensed research where stated — presented in one place for a postcode, place or river. Can You Rely On This Site As Advice?

No. Flood Risk Checker is informational only. It is not personal advice, not a property survey, not a flood risk assessment, and not authorised by the Financial Conduct Authority to advise on insurance. Where a decision matters — buying a property, insuring it, developing it, or protecting it — get advice from a qualified professional, using the contacts listed on about.

In a flood emergency, do not rely on this site. Call 999 if life is at risk, or Floodline on 0345 988 1188 for warnings. This site is not an emergency service and its data may not reflect conditions in the last few minutes.

How Accurate Is The Information On This Site?

Every fact on this site is sourced from an official publisher and checked against that source, as explained in methodology and our editorial process. Even so, official data changes, and government services remain the authoritative source for any figure. If something here disagrees with the official service, the official service is right — tell us using the corrections policy.

To the extent permitted by law, Flood Risk Checker is not liable for any loss arising from reliance on information on this site, including decisions about buying, insuring, developing or protecting a property. This does not limit liability where the law does not allow it to be limited, such as for death or personal injury caused by negligence, or fraud.

What Are The Rules For Using This Site?

You may use this site for its intended purpose — looking up flood risk information — and you agree not to:

  • Use automated tools to scrape or bulk-download the site in a way that degrades it for other users.
  • Attempt to bypass, disable or interfere with any security, rate-limiting or access control.
  • Present this site, or content taken from it, as an official government service.
  • Use the site for any unlawful purpose, or to transmit anything harmful such as malware.

We may restrict or block access for anyone who breaches these rules.

Who Owns The Content On This Site?

Ownership depends on where a piece of content comes from. Government data republished here stays under its original licence, named on data sources — mainly the Open Government Licence v3.0, which lets anyone reuse it with attribution, and Creative Commons CC BY 4.0 for the openly licensed research data used on Northern Ireland pages. Our own text, design, calculations and the way data is presented are not covered by those licences and may not be copied wholesale without permission.

If you want to reuse the underlying government data yourself, get it from the original publisher listed on data sources — that is more reliable than copying it from us.

This site links to official government services, publishers and, where labelled, commercial partners. We choose these links carefully, but we do not control other websites and are not responsible for their content, availability or how they handle your data — check their own terms and privacy policy.

What If You Disagree With A Flood Risk Figure?

If a figure on this site looks wrong, first check whether the disagreement is with our page or with the official data itself — the distinction, and what to do about each, is explained in the corrections policy. We can fix our own errors; only the original publisher (the Environment Agency, Natural Resources Wales, SEPA or DfI Rivers) can change official flood mapping.

Which Law Governs These Terms?

These terms are governed by the law of England and Wales, and any dispute is subject to the exclusive jurisdiction of the courts of England and Wales. If you are a consumer living in Scotland or Northern Ireland, this does not remove any protection you have under the law of the country where you live.

Will These Terms Change?

These terms may be updated as the site changes. Material changes will update the date at the top of this page. Continuing to use the site after a change means you accept the updated terms.
